Why invest in Uruguay?

Uruguay is one of the most stable and reliable countries in the world, recognized for its solid democracy, strong legal security, and transparent institutional framework. In a global context marked by monetary uncertainty, financial volatility, and rising geopolitical risk, Uruguayan farmland stands out as a tangible, resilient asset capable of preserving value over the long term.

A safe haven in uncertain times

Inflationary pressure on major currencies, the fragility of financial markets, and conflicts in Eastern Europe, the Middle East, and Africa have driven many investors to seek refuge in real and stable assets. In this context, Uruguay offers a low-risk environment with political stability, institutional transparency, and a clear legal framework for foreign investors.

Mercosur – EU agreement

The progress of the trade agreement between Mercosur and the European Union further strengthens the country’s appeal. Lower tariffs and deeper integration with Europe will increase the competitiveness of beef, dairy, grains, and forestry products, driving land appreciation in the coming years. At the same time, Mercosur is advancing negotiations with Canada and other strategic markets, expanding export opportunities.

Tax advantages

Investing in land in Uruguay also offers significant tax advantages: low tax burden, minimal maintenance costs, and a stable fiscal framework. Unlike urban real-estate investments—where vacancy, delinquency, and common expenses affect returns—farmland provides stable leases, long-term contracts, and constant demand from producers. Land has virtually no tenant fluctuation and maintains a historically consistent appreciation.

Most farmland in Uruguay is sold before ever being publicly listed.

Private market

The rural market operates directly and privately: many transactions are completed through professional contacts, local networks, and agreements between producers. For this reason, many of the best opportunities never appear on portals or public listings. Working with me gives you access to real properties, reliable information, and opportunities that are normally not visible to the general public.

Stable leases

In addition, the rural leasing market in Uruguay is stable and predictable. Farmland maintains constant demand from livestock, agricultural, and forestry producers, allowing long-term contracts and sustained returns. Unlike urban real-estate investments—where vacancy and delinquency affect profitability—land in Uruguay has virtually no tenant fluctuation and maintains historically consistent appreciation.

Uruguay, a country almost independent of oil and gas

Uruguay, a country almost independent of oil and gas

Uruguay is now considered a pioneer of the energy transition: After a severe energy crisis in 2008, the country fundamentally restructured its electricity generation. Today, around 98% of its electricity comes from renewable sources – mainly hydropower, wind, and biomass. This was made possible through long‑term political stability, clear regulatory frameworks, investments of around seven billion US dollars, and the involvement of universities, farmers, and businesses. Despite its success, challenges remain: electricity prices for households are still high, and transport as well as parts of industry continue to depend heavily on oil. For this reason, Uruguay is now focusing on a second phase of transformation: the electrification of transport. Montevideo is expanding its fleet of electric buses, and the share of electric new vehicles is rising significantly. Whether the model can be replicated elsewhere depends on the specific conditions of other countries – Uruguay benefits from strong winds, abundant sunshine, and low industrialization. Moreover, the success was only possible because a broad political consensus existed over many years.

In five years, Brazilian investments in Uruguay reached US$ 4.4 billion: the phenomenon behind the numbers.

In five years, Brazilian investments in Uruguay reached US$ 4.4 billion: the phenomenon behind the numbers.

Uruguay is consolidating itself as a key destination for Brazilian companies: in five years, investment rose from US$ 2.5 billion to US$ 4.4 billion, driven by major operations such as the acquisitions of Enjoy and HSBC. Brazil is already Uruguay’s main regional trading partner, and there are nearly 120 companies established in the country, generating 16,000 jobs. Interest is growing due to tax incentives, the Investment Promotion Law, and above all, Uruguay’s political stability and legal security — factors that Brazilian business leaders value in contrast to the uncertainty in their own country.
